Responsibility

ESG is embedded at every level of Periskop Partners – in our strategic direction as well as in our daily operations. A central ESG Management function supports the business units in designing and implementing fund‑specific investment strategies. ESG considerations form an integral part of the materials submitted to the Investment Committee; red‑flag reviews address material risks. We ensure progress and impact through continuous data collection, systematic reporting, and full compliance with regulatory requirements.

Policies

Our Responsible Investment Policy defines principles, roles, processes, and escalation paths for integrating ESG into decision‑making and active ownership. An exclusion list and Minimum‑Safeguards reviews, in line with the United Nations Global Compact (UN Global Compact) and the Organisation for Economic Co‑operation and Development (OECD) Guidelines for Multinational Enterprises, help to mitigate risks. Green‑lease clauses enhance data transparency and promote emission reductions. Capital expenditures are prioritized along CO₂ abatement costs (Marginal Abatement Cost Curve) to allocate resources efficiently.

A structured training program, a lived culture of diversity, and strong health and safety standards strengthen our organization.

Making impact measurable

ESG Scorecard
Our ESG Scorecard captures environmental, social, and governance criteria for each asset class based on clearly defined KPIs, weightings, and targets. It assesses sustainability profiles prior to acquisition, steers developments throughout the fund life, and tracks progress at fund, operator, and asset level. This creates transparency on opportunities and risks, optimizes value, and enables targeted management of environmental and social impacts.
Regulation & Disclosure
Sustainability risks are systematically integrated into the investment process of Periskop Partners. Principal Adverse Impacts (PAIs) are methodically identified and, where relevant, disclosed.
For Article 8 and Article 9 funds under the EU Disclosure Regulation, objectives, indicators, methodologies, data sources, and due diligence approaches are transparently communicated.Our reporting aligns with established market standards such as the UN Principles for Responsible Investment (UN PRI) and the Investment Guidelines of the European Association for Investors in Non‑Listed Real Estate Vehicles (INREV), as well as the requirements of the Sustainable Finance Disclosure Regulation (SFDR) and the EU Taxonomy Regulation.
Data-Driven ESG Management
We collect energy, emissions, water, and waste metrics at both asset and portfolio level, complemented by technical specifications and usage data. Data quality is ensured through standardized collection processes, plausibility checks, and documented estimation methods. Emissions factors are reported on both location‑ and market‑based approaches. Weather normalization and vacancy adjustments enhance comparability; a data dictionary with KPI definitions and system boundaries has been established and is continuously expanded.
Climate Strategy & Decarbonization
Following a net‑zero pathway, operational emissions (Scopes 1 and 2 as well as relevant Scope 3 categories) are derived from consumption data. Reduction measures include smart‑metering, efficiency enhancements, electrification, renewable energy on‑ and off‑site, and green power sourcing.
The decarbonisation pathways of the Carbon Risk Real Estate Monitor (CRREM) serve as reference benchmarks for target corridors and for managing potential stranded‑asset risks.

Verticals

Land Development

In development planning, the focus is on land sufficiency, green and blue infrastructure, low‑mobility neighborhood concepts and social‑spatial needs. The goal is a net positive impact on biodiversity, reduced land sealing and increased retention areas. Early, documented participation with municipalities and stakeholders, along with the consistent integration of ESG criteria into planning documents and requirements, ensures sustainability throughout all development phases.

Senior Living

Periskop Living combines quality of care, safety and energy efficiency with clear objectives. The focus lies on accessible, cost‑efficient nursing homes and assisted‑living properties. Green lease clauses, smart meters, PV systems and charging infrastructure reduce emissions and operating costs, while close engagement with operators, staff and residents enhances long‑term satisfaction and social impact. The ESG scorecard makes targets measurable within ongoing asset management.

Logistics

Decarbonization follows a consistent path: efficiency, heat electrification via heat pumps, rooftop PV and charging infrastructure. Site factors such as land use, rainwater management and reuse potential inform acquisition and CapEx planning. Circular construction with material passports and deconstruction concepts is expanding. Green lease clauses and data sharing enhance transparency, while CRREM alignment and stranded‑asset risks are actively managed.
