Periskop Development Sells “20 Morgen Stahnsdorf” Project

Periskop Development has successfully sold the approx. 51,700 m² “20 Morgen Stahnsdorf” site, located southwest of Berlin, on behalf of the owner. The buyer is Berlin based MAXAR AG. The parties agreed not to disclose the purchase price.
The former Deutsche Telekom site at Güterfelder Damm 87–91 was developed into a sustainable, mixed use neighborhood with an approximate gross floor area (GFA) of 60,000 m² in close cooperation with the municipality of Stahnsdorf. The plans include roughly 350 residential units—comprising multifamily buildings and townhouses—as well as space for social and commercial uses, such as medical facilities, senior care, co working, food & beverage concepts, and creative studios.

The focus is on efficient and timely execution in accordance with the KfW 40 NH QNG standard, which currently represents the highest funding tier offered by KfW. Planning is scheduled for completion later this year, with construction slated to begin in 2027.
The design approach places particular emphasis on sustainability and quality of life. In addition to integrating three existing buildings and preserving the mature tree population, the project will feature generous green spaces. A future proof, sustainable energy concept—combining photovoltaic systems with energy efficient construction—will reduce the CO₂ footprint and ensure long term low operating costs.
The municipality of Stahnsdorf, bordering Kleinmachnow, is considered one of the most desirable residential locations in southwest Berlin. Schools, retail amenities, and medical services are located nearby. Connectivity to Berlin, Potsdam, and Berlin Brandenburg Airport (BER) is excellent. The surrounding forests and lakes offer a high quality of life and ample recreational opportunities.
