Data Center Opens in the "Hulb-West" Industrial Area

Periskop Development GmbH, an internationally active investment advisor headquartered in Berlin, is developing the approximately 15-hectare Hulb-West area in Böblingen into a future-ready business location on behalf of the property owners.

The data center, which opened in mid-July, was built on a roughly 20,000 m² sub-plot that Periskop Development successfully marketed back in 2021. By selling the property to a specialized user, the establishment of a technology-driven site could begin at an early stage.

Planned Changes to the Land Use Plan

Since summer 2024, proceedings have been underway to amend the development plan for the Hulb-West property. The public disclosure of the future development of the area is scheduled for fall 2025. In close collaboration with the city of Böblingen and its economic development office, the zoning framework for the further development of a flexible, modern business campus is being established.

Flexible Plots for Diverse Commercial Uses

The Hulb-West area is located just 20 kilometers southwest of Stuttgart and offers excellent connectivity to the A81 motorway and the Hulb S-Bahn station. Key transportation hubs, such as the city centers of Böblingen and Stuttgart, as well as Stuttgart Airport, are easily accessible—ideal conditions for modern business developments.

In the future, Periskop Development will offer subplots starting at approximately 6,000 m² on behalf of the property owners. The flexibly divisible plots are suitable for a wide range of uses, including offices, laboratories, craft workshops, additional technology companies, or light industrial properties. Thanks to the combination of tailored plot design and comprehensive infrastructure, Hulb-West is an attractive location for both owner-occupiers and medium-sized businesses, as well as project developers.
