LABORGH acquires historically significant site at Berlin’s Sportforum from a company advised by Periskop Development

• 31,100 square meter plot located at Weißenseer Weg / Konrad-Wolf-Str. in Berlin-Lichtenberg

• Around 700 affordable housing units and approximately 15,000 square meters of commercial space planned

• Turnkey handover to a state-owned housing company envisaged

• Project currently undergoing an urban development planning procedure

LABORGH Investment and Periskop Development are continuing their collaboration to create affordable housing in Berlin. LABORGH has acquired the approximately 31,100-square-meter site at Weißenseer Weg 51 / corner of Konrad-Wolf-Straße in Berlin-Lichtenberg from a company advised by Periskop Development. The parties have agreed not to disclose the purchase price.

The property is one of the most prominent development sites in Berlin’s Lichtenberg district, located next to the Sportforum Berlin in a distinctive urban setting. Periskop Development has advanced the planning framework for the site in recent years and continues to oversee the ongoing zoning process as part of a joint development partnership. LABORGH will develop the site into a mixed-use urban quarter comprising affordable residential units, complementary commercial uses, and social infrastructure.

The project plans include around 700 residential units that will be transferred to a state-owned housing company upon completion. Approximately 15,000 square meters of gross floor area are designated for commercial use, including retail for daily needs, small-scale shops, daycare facilities, medical services, and other education- and community-oriented uses. Subject to the planning process, construction is expected to start in 2027.

The site of the former Sporthotel and Congress Center Hohenschönhausen exemplifies what Berlin urgently needs: the activation of long-dormant land and its transformation into development that is urbanistically meaningful, economically sound, and socially effective. LABORGH continues to seek additional sites with development potential.

The site is historically linked to the Sportforum Berlin. The former Sporthotel Hohenschönhausen was built in the 1960s as accommodation for GDR elite athletes and expanded into a sports and congress center in the 1980s. Once regarded as a prestigious complex, it fell vacant and deteriorated after reunification, becoming one of the best-known derelict properties in eastern Berlin and a key development opportunity for Lichtenberg. Its proximity to the Sportforum Berlin, the tram lines M5, M6, and M13, and the nearby S-Bahn connection at Landsberger Allee underscore the site’s urban significance. The planned development will return this long-dormant location to active use as part of the city.
