City Council Approves Key Framework for Development
Following the resolution to initiate planning in October 2022, the development of the Rappenweg area is now moving forward. On October 1, 2025, the City Council passed the key framework for the project.
The development framework presented to the City Council draws on an urban planning draft by N-V-O Architekten, created in close cooperation with the City’s Planning Department and other relevant agencies. Comprehensive studies of the planning area were conducted, focusing on improving transportation access and enhancing green and open spaces. The project aims to unlock the potential of this long-vacant site while prioritizing climate protection and ecological considerations. These findings serve as guiding principles for transforming Rappenweg into a sustainable, vibrant, and livable neighborhood.
Over the coming years, the GUTE UTA district will emerge at Rappenweg in Munich’s Trudering area – a welcoming and versatile space for living, working, shopping, and relaxing. The GUTE UTA district represents a harmonious blend of urban vitality and proximity to nature. It addresses the pressing need for housing, offers space for attractive businesses, and provides social and cultural amenities that have been lacking in the area. The district is designed to foster a strong sense of community and good neighborly relations.
The district derives its name from a legendary benefactor of Trudering: the noblewoman Uta. Her legacy is still honored today through local landmarks such as the Uta Fountain and Frau von Uta Street, both commemorating her contributions in the 11th century.
The project is being spearheaded by seven property owners and representatives: Bayerische Hausbau Development GmbH, Periskop Development GmbH, KM Wohnbau GmbH, the Oswald family, Wertcontor GmbH, ZAR Real Estate GmbH, and the City of Munich itself.
With the approval of the key framework, an important milestone has been achieved for the zoning plan at Rappenweg. Later this month, a cooperative urban and landscape design workshop process will begin, involving city departments and public participation. Out of the approximately 25.5-hectare site in eastern Munich, 52,000 square meters will be developed by Periskop Development.
